Overview

PIB Law’s Real Estate group represents buyers, sellers, brokers, borrowers, lenders, landlords, tenants, developers, builders, investors and entrepreneurs, large and small, on all phases of real estate matters, including:

Commercial Leasing

We handle all aspects of real estate related leasing and represent landlords and tenants throughout the country in office, industrial, shopping center and multi-family leasing matters.

Litigation

We handle real estate litigation matters ranging from actions in lieu of prerogative writs to mortgage and lien foreclosure actions to leasing and contract litigation, including actions for specific performance and the dissolution of real estate partnerships.

Financing

We advise clients on mortgage financing in connection with acquisition and refinancing of commercial property. We aggressively negotiate the business terms of loans on behalf of our clients.

Transactions

We work with clients to plan the structure of and to negotiate commercial real estate transactions, as well as to document the transaction. When appropriate, we also create single purpose entities or other corporate structures to help minimize risks and maximize the financial benefits for our clients.

Real Estate Finance

We represent national and regional financial institutions, owners and developers in real estate lending. We structure, document and negotiate:

  • Traditional acquisition and refinance loans
  • Construction and permanent loans
  • Bridge loans

Foreclosures

We provide counsel and advice to secured lenders in all stages of the loan workout process, including handling pre-litigation negotiations and discussions with borrowers, working with receivers while the property is under receivership and representing lenders as property owner following foreclosure.

In the representation of lenders in their capacity as owners of foreclosed commercial real estate, we handle tenant/landlord disputes, premise liability issues and disputes with associations. We also draft documents associated with the transfer, lease, sale or disposition of the foreclosed asset.

Zoning and Land Use Matters

Our attorneys have experience representing developers and owners in the land application process for all types of properties. We also appear before land use, planning and zoning boards and governmental commissions on land applications, while working closely with the applicants, engineers and architects throughout the process. In addition, we work on a wide range of redevelopment, condemnation, land use, zoning and permitting issues.
